Whatever the conditions of the marketplace, Morrison, Ekre & Bart Management Services (MEB) understands the importance of developing the best team for each of our apartment communities. We understand that each community must be evaluated and staffed based upon its specific needs, and that each community is diverse and unique with its own set of challenges. It is the apartment community team that insures the effectiveness of management. These individuals are professional, highly motivated, trained, and have the “can do” spirit that is necessary to be successful. MEB professionals recognize the importance of customer service and sales. The apartment market is competitive and active, requiring a motivated, productive, and enthusiastic team. All potential new team members are screened for not only the specific skills required for their position, but for their ability to effectively communicate with the residents. Residential property management is a service-oriented business and the ability to relate to the resident is as important as technical proficiency. Our skilled Maintenance Technicians understand the importance of timely, efficient service. We complete apartment turnovers quickly and maintain vacant units in sharp, ready-to-show condition. We realize that resident satisfaction with maintenance is crucial for maximized resident retention. Service requests take first priority and are completed within 24 hours of the initial request of the resident. Advertising and Marketing We formulate a Marketing Plan for each community, implementing advertising and marketing promotions that have maximum effectiveness for the property, and which generate qualified traffic. A monthly marketing meeting is held for each property. At that time, monthly goals for occupancy, rentals, and renewals are set. Weekly Market Comparison Reports are completed and evaluated in order to continuously assess our position and stay a step ahead of the competition. Market rent increases and unit mark-ups on most desirable or upgraded units are also reviewed. Resident Retention MEB provides the highest quality of service to our residents, giving them the one-on-one attention they deserve. We take the time to listen to our residents, enabling us to become problem-solvers responding to all challenges that arise. Our approach is simple. We are the “hands on” management team, who operates each property as if it were our own. Our achievements provide the evidence of our success. Resident retention programs are in effect from the day a resident moves in. Retention is imperative to a property’s stabilization and expense control. The number of leases expiring in any one month is monitored, and lease lengths are determined during the property’s monthly marketing meetings. Maintenance We coordinate all aspects of on-going maintenance, including all activities and records necessary for an effective preventative maintenance program. This includes budgeting and management of reserves and capital projects.
Financial Controls and Reporting MEB provides accuracy and flexibility in its accounting. A detailed budget is prepared annually for each property. Our monthly financial reporting package includes income statements, balance sheets, month-by-month and year-to-date budget comparisons, various marketing reports, and a complete general ledger. Financial reporting formats can be customized to meet the needs of our clients. We are a HUD approved management company and have expertise in the financial reporting requirements of HUD properties. Our accounting staff has experience in several property management software programs and can provide both accrual and cash basis accounting. Our primary property
management and accounting software is Yardi Voyager. We also
use Rent Roll and One Site. Our accounting staff has expertise in
